How can Flat Rate Property Management charge such low rates to manage investment properties?
Firstly, we're not a franchised business (i.e. no expensive franchise fees to cover) we're a family owned and operated business focused on service! And, we're mobile and we keep our overheads at an absolute minimum, so we're passing those savings onto you!

What will you charge me to manage my property if it's valued at $400/week?
Just $28 + GST per week, plus a new tenant placement cost of just $400 + GST.

How do you find qualified tenants?
We have access to the real estate industry's "Tika" system, which provides details of tenants' previous rental experience. Having your property managed professionally lowers your chance of having bad tenants.

Can you manage my rates and body corporate payments directly?
Absolutely! We can manage a direct debit system weekly, monthly, quarterly to take this off your hands.

What geographical areas does Flat Rate Property Management cover?
We are based on the Gold Coast, and planning to expand so we will take on any property within the Gold Coast area, and are always open to other areas…just ask!

How often do you conduct inspections?
We'll conduct routine inspections every 3 or 6 months, providing you with photos and a detail report on your property's status.

What is the Flat Rate Property Management Australia Fee?
We charge 7% of the properties weekly rental value, plus GST and one week rent for new tenant placement.

I have defaulted on a rental property in the past, do I still qualify for a Flat Rate Property Management Australia rental property?
Each tenant is approved on case-by-case basis. You are welcome to apply, your application will be presented to the property owner and their decision is applied.

Are pets ok?
Pets in properties are entirely on a case-by-case basis. Please be sure to mention the fact you have a pet in your tenancy application form, so we can find the right property for you.

How much bond do I need to have available?
Four weeks of the property's rental value.

How often are inspections?
Inspections are conducted every 4 months, and you will receive a written notification that we will be conducting an inspection two weeks prior to the inspection date.
